We run a dedicated and very thorough back office staff with many years of experience in both renting their own property, and as letting agents. This helps give Anderson-Dixon an insight into the needs of our landlords, as we are landlords ourselves. We treat every property as if we were the landlord ourselves.
Anderson-Dixon offer three very straight forward options:
Tenant Find Only Package
• Providing a rental valuation of the property and giving advice as required
• Advertising as necessary, interviewing and selecting tenants, arranging/carrying out viewings
• Taking up references and credit checks as appropriate
• Collecting the first advance rental and security deposit
• Drawing up a standard Assured Shorthold Tenancy Agreement and arranging signature by the tenant/s
• Completing an Inventory of the property and obtaining current meter readings where available (add charge of £50 + VAT)
Tenant Find & Rent Collection Package
• Providing a rental valuation of the property and giving advice as required
• Advertising as necessary, interviewing and selecting tenants, arranging/carrying out viewings
• Taking up references and credit checks as appropriate
• Collecting the first advance rental and security deposit
• Drawing up a standard Assured Shorthold Tenancy Agreement and arranging signature by the tenant/s
• Completing an Inventory of the property and obtaining current meter readings where available (addl charge of £50 + VAT)
• Receiving ongoing rental payments, preparing and forwarding to The Owner and/or their accountant financial statements on a monthly basis when requested and remitting the balance of rental payments within one month of the due date, provided the same shall have been actually received.

• Taking up references and credit checks as appropriate
• Collecting the first advance rental and security deposit
• Drawing up a standard Assured Shorthold Tenancy Agreement and arranging signature by the tenant/s
• Completing an Inventory of the property and obtaining current meter readings where available (additonal charge of £50 + VAT)

• Arranging any repairs, maintenance or replacements to the property or contents which come to or are brought to The Agent’s notice and which The Agent considers necessary. Should The Owner be unobtainable the The Agent will authorise any repairs which are deemed as an emergency without prior consent from The Owner such as gas, water and electricity. In the event that The Owner is obtainable then all such work will there for be authorised by The Owner before commencement
• Taking appropriate initial action in the event of rent arrears or any other breach of condition of the agreement. Where such arrears or breach persists, informing The Owner or nominated representative who will be responsible for taking any further action and meeting any costs involved
• Liasing with the tenant on a routine basis, arranging renewals of the agreement or check-outs
